When the property is rented we handle the cancellation of all ads as well. Rose also provides a professional “For Rent” sign that we place at your rental property. We update our available rentals list daily. We set up and schedule tours of our vacant units.
We will thoroughly screen all replies to your property. We screen tenants by pulling a credit report, verifying their employment as well as their income, and we also interview their previous landlord to verify that this prospective tenant was a good tenant and left their last rental property in good standing. We screen our prospective tenants thoroughly, but it is as important to Rose as it is to you that we place quality tenants into your investment property.
We will answer tenant maintenance issues regarding the property and arrange for all repair work. Our tenants have access to a 24-hour emergency number if a problem should arise in the middle of the night. This adds security to the tenant as well as you the investor that we are watching after your property 24 hours a day 7 days a week. We will also handle maintenance of your property between tenants, which may include cleaning, removal of garbage, painting, repairs, carpet cleaning or replacement, getting keys made, changing locks, etc.
As a Landlord, you will have access to your own Portal that allows you to see, in real time, all income, expenses, financial reports, contributions, draws and uploaded documents such as leases and management agreements.
