Are you licensed?
Yes, all of our agents and property managers are licensed in the State of Indiana. Some of our agents are also licensed in the State of Illinois. -
Can I reach you after hours?
Yes, we have an after-hours extension for Tenants and Owners in case of an emergency. In addition, Tenants and Owners can send a maintenance request through their online Portals. -
Can you put the money directly into my account?
Yes. With our software system, we can pay you via electronic funds transfer (EFT) so long as we have your bank account and routing number. -
Do I get to see the lease or sign it?
All signed leases will be uploaded into your Owner Portal and can be viewed 24/7. -
Do you sell real estate too?
Yes, we have a sales staff that can help you value and sell your property in both Indiana and Illinois. Selling real estate is actually how we got started back in 1993! -
How and when do I get my checks?
Checks are disbursed beginning on the 8th day of every month and then on every Tuesday thereafter.
We have 4 options how you can get your funds:- Electronic Funds Transfer
- Mail a check to you
- Pick it up at our office
- Drop it off at your bank (Assuming it’s local)

How is rent collection handled?
We strongly encourage Tenants to set up direct payments every month through their Tenant Portal (Set it & Forget it!). Tenants may also drop off or mail their payment at our office. Once the rent payment is entered, the Tenant is emailed a receipt. -
How long of a lease do you sign?
At least 1-year and possibly more if that’s what the Owner and Tenant agree to. -
How much security deposit do you charge the tenant?
The security deposit is equal to 1-months rent. -
How soon can you start managing my property?
Our team lives locally so we can set up a meeting at your property on short notice. -
What type of properties do you manage?
We manage the following:- Single-Family Homes
- Condos & Townhomes
- Apartment Buildings
- Homeowner Associations (HOA)
